Reservation Policy

Our priority is to keep our reservations flow at the highest level for both our existing and future customers, we follow a specific booking policy.

By confirming your reservation, you declare that you have read the terms and conditions and have agreed with them.

Before making a reservation, please ensure that your means of travel and travel documents are confirmed and valid.

From the moment you make a reservation, we will pre-authorize your card.

For cancellations up to 60 days before your arrival date we will not charge a cancellation fee. The amount will be refunded to you in full excluding bank charges if any.

For cancellations between 30 and 60 days of scheduled arrival, you will be charged 80% of the total cost of your stay.

For cancellation less than 30 days before your scheduled arrival, you will be charged 100% of the total cost of your stay.

In case of early departure or no-show, you will be charged 100% of the total cost of your stay.

Departure time is at 11.00 am. In case of late check out, you will be charged 40% of the daily cost of accommodation.

Please note that the arrival day cannot be changed to another later date, once you have confirmed the reservation.

SMOKING IS PROHIBITED indoors.
By making a reservation you agree that if you smoke inside the villa you give us permission to charge you for the dry cleaning of all fabrics and curtains of the entire villa.

1. Your Booking Agreement

1.1 Your confirmed booking grants you a limited license to enter, occupy, and use of your IKIA for the duration of your stay. A confirmation email with details of the location and dates will be sent to you. If you experience any issues during your stay, you should contact our reservation team and/or the on-site property manager.

1.2 In connection with your booking, we may offer certain third-party guest services, rentals (e.g., baby cribs, bicycles), or experiences to enhance your stay (“Additional Guest Services”). Booking such services is optional. Providers of Additional Guest Services act as independent contractors, and IKIES3 are not liable for their services.

1.3 Any villa details, house rules, and cancellation policies presented prior to booking are incorporated into this Agreement in full.

2. Payments and Security Deposit

2.1 All accommodation fees, service fees, applicable taxes, and other charges are included in the package price you have accepted. Additional “Usage Fees” for services not included (such as private chefs, transportation, or additional cleaning) may apply, and are payable separately after your stay unless otherwise agreed.

2.2 Your payment methods (bank transfer, credit card and/or cash) serve as collateral for any damages to the property or unpaid fees. If a security deposit is additionally required during your stay, you will be informed separately.

2.3 Any separate fees or services you arrange directly with external providers are governed by your own agreements with them.

2.4 Additional Guest Services you may request are charged separately and must be paid according to the third-party provider’s terms.

3. Use of Property

3.1 You are responsible for compliance with all applicable laws and regulations during your stay.

Additionally:
● You must maintain the condition of the Property and its furnishings as you found them.
● If the Property offers more rooms than needed for your group, the Host reserves the right to limit available rooms.
● No illegal activity or disturbances to neighbors are allowed.
● The quiet hours must be respected – According to Police Ordinance 3/1996, the quiet hours during the summer period are as follows: Midday quiet: 15:00 to 17:30 – Nighttime quiet: 23:00 to
07:00
● You may not exceed the maximum number of guests without prior written approval.
● Events such as parties, weddings, or receptions require prior written approval.
● Use of pools, beaches, hot tubs, fireplaces, equipment, and vehicles is at your own risk. Children
and non-swimmers must be supervised.
● Pets are not allowed.
● Minimum age requirements for bookings must be met.
● You agree to respect the agreed check-in and check-out times unless otherwise approved.
Additional charges may apply.

4. Booking Cancellations, Refunds, and Modifications

4.1 Cancellations are permitted prior to your check-in. The initial deposit is non-refundable. In case of no-show, the whole amount of the reservation will be charged. We strongly recommend purchasing travel insurance to protect against unforeseen cancellations.

4.2 Changes to the booking (guest number, stay duration, etc.) require prior approval and may result in additional fees. Unauthorized use may result in immediate termination of your stay.

4.3 You are responsible for ensuring you have valid travel documentation (e.g., passports, visas) and for evaluating any travel risks. We are not liable for seasonal conditions, telecommunication issues, or travel disruptions.

4.4 For any Additional Guest Services booked separately, refunds or modifications are subject to the third-party provider’s policies.

5. Damages

5.1 You are liable for any damages, losses, injuries, or fines caused by you, your guests, or any visitors during your stay.

5.2 In case of any damage claims, we will contact you using the email address provided. You agree that we may collect payment for damages via your chosen payment method, or otherwise seek legal remedy if necessary.

6. Force Majeure

6.1 IKIES3 are not liable for delays or disruptions caused by events outside of our
reasonable control, including but not limited to natural disasters, pandemics, strikes, war, or civil disorder.
